Investors Concerned About Market Liquidity

Liquidity is a growing concern for commercial real estate investors as they navigate shifting markets conditions and cautious capital sources. According to Madison International Realty‘s Liquidity Index, investment conditions improved in recent years, then reversed in Q12026 due to concerns over macro economic conditions. The result? Cautious capital is translating to a more uneven deal flow environment that may be around for awhile.

The index, which measures how easily investors can move in and out of partnerships, fell to 33.4 in the quarter from 54.5 in the prior quarter. As noted in GlobeSt.com, this shift ended a two‑year streak of consecutive gains and shows:
